Design appraisal

Design verification is an important step in the process of implementing a construction investment project, to ensure the design’s quality, overcoming the incorrect during the design consultant phase, saving investment costs and increasing the reliability of the design.

Main contents:

 Verification of the feasibility study report includes:

  • Verify the reasonableness of project objectives, scope and scale;

  • Verify the feasibility of selected technical options, technology and equipment;

  • Verify the feasibility of architectural solutions, plans, cross-sections, facades, dimensions, main structures of construction works;

  • Verify the feasibility of solutions regarding technical infrastructure, water supply and drainage systems, lighting, communications, environmental protection and labor safety;

  • Verify the feasibility of solutions regarding project management, construction organization and project acceptance;

  • Verify the feasibility of investment costs, capital sources and socio-economic efficiency of the project.

Verify and evaluate the level of conformity of the basic design with construction technical regulations and standards, construction law regulations and investor requirements, including:

  • Construction location, list and scale, type and level of works within the total construction area;

  • Selected technology, engineering and equipment options (if any);

  • Solutions on architecture, plans, cross-sections, building facades, dimensions, main structures of construction works;

  • Solutions for construction safety, compliance with standards and technical regulations;

  • Solutions for environmental protection, energy saving and use of renewable energy (if any);

  • Construction floor area, land area occupancy ratio, number of allowed floors

  • Check compliance with applicable standards and technical regulations; Legal regulations on use of construction materials for projects.

  • Check the reasonableness of construction design solutions.

  • Assess the safety level of the project (through inspection and calculation).

B Verification of construction cost estimates

  • Checking  the conformity of the main volume with respect to the design

  • Checking the proper application of norms and unit prices

  • Checking the proper application of the current regulations.

 C. Verification of settlement of construction and installation of works/ work items

  • Checking the compatibility between the volume of final settlement and the volume in the as-built drawings

  • Unit price: Checking the conformity of the construction unit price with the contract

  • Determining the settlement value of construction and installation of works/ work items. 

D. Verification of cost norms for construction works

  • The compatibility of technical requirements, construction conditions and construction methods of each type of work requiring cost estimate norms

  • Checking the adequacy of work components

  • Checking the calculation method to determine the material consumption, labor and construction machine

  • Formulating the norm details.
